CHIP: The Facility

Building

Two 22,000 square foot (sf) shell buildings (concrete and steel) ready for design and upfit to suit a variety of needs. Flex space can be configured from 2,500 to 22,000 sf, typically in a combined office and warehouse layout. Office only designs may also be created. Ceilings are 24/26 feet. Shell construction is reinforced to support mezzanine buildout should client want additional office space up to 750 sf on a 2nd story level.

Location

CHIP is north of Chapel Hill fronting Eubanks Road, within one mile of the Interstate 40/Highway 86 interchange. Entrances can be made via Rex Road or Millhouse Road.

Zoning/Use

The building and site are zoned for industrial/commercial use.

Access & Parking

There are two entrances to either end of the site from roads connecting to Eubanks. At the front of each building, customer/visitor parking is available adjacent to office space and entry doors. In the rear, there is parking for commercial vehicles up to and including tractor-trailers as well as an area for employee vehicles.

Dockage

Several configurations are available including 2 foot and 4 foot docks with 9 foot roll up doors. Additionally the facility has 4 drive ins with 12 foot doors.

Electrical

Typically 200 amp service or as otherwise may be required. Provided by Duke Power.

Water

Provided by CHIP using a deep well with over 200 gallons a minute delivery.

Gas

Available from PSNC Energy for heating, hot water or other business needs.

Sewage Service

Provided by Orange Water & Sewer Authority

CHIP: Design, Leasing, and Upfit
One of the most critical elements of a business operation is the design, leasing and upfit of space.
Having recognized this, CHIP management outlined action steps and responsibilities to make the process smooth and to minimize problems.

Action

Responsible

1. Identify space needs through visits to CHIP and discussion with CHIP management

Client

2. Create suitable space design and engineering drawings signed by North Carolina licensed architect or engineer to comply with Orange County, North Carolina building codes

Note: Client may realize cost savings on design by using engineer who worked on CHIP. Building specifications are already loaded into his computer which should reduce design time.

3. Review final design and engineering drawings with CHIP management to determine feasibility and conformity with building presentation/style and obtain CHIP approval of design.

4. Submit plans, with fees, to Orange County Planning department for review, update if necessary, and approval.

5. Review and execute lease for space as approved, remit amounts due.

6. Request bids on upfit work, evaluate bids, and award upfit contract

7. Inspect upfit work, make changes as needed, and obtain approvals including certificate of occupancy.
